Step 1 – Choose a Location

Choosing a location for your home is something that requires plenty of thought and research. Special considerations should be made for the area's climate, the community's infrastructure (schools, medical services, etc.), and other important factors that could impact your quality of life.

Step 2 – Select the Property

Once you have a location in mind, then it is time to select the property and purchase it. Before buying land, you should find out about the availability of public utilities. You should also find out as much as you can about the land itself. For example, is the ground stable to build on? Will foundations or special pilings be required to install the house? Are there any access issues you will have to be dealing with? You should also have the property professionally surveyed so you can be sure your new home is not encroaching on your neighbor's property.

Step 3 – Design Your Home

Step 4 – Secure the Construction Loan

It is usually recommended that you secure the construction loan at the time that the property is purchased, but this doesn't always happen. Therefore, now is the time to obtain funding. Apply for a construction loan from your lender so you will have the funds you need. In addition to the loan, you will also need to obtain construction insurance for your property as well as the necessary construction permits.

Step 5 – Break Ground and Lay the Foundation

Construction officially begins when the excavation crew breaks ground and starts excavating the plot. The type of foundation used will depend on your home's size and design. In most cases, concrete is poured. Depending on your home's design, plumbing lines may need to be roughed in prior to the foundation being poured.

Step 6 – Building the Walls and Roof

Once the foundation is poured and cured, the home's walls will be framed out and the roof trusses installed. The roof will be finished with plywood and a moisture barrier installed prior to the final roofing material being installed. A moisture barrier will also be installed on the exterior of the home prior to the siding and exterior features being installed.

Step 7 – The Interior is Finished

Once the exterior is finished, the builder moves inside to complete the plumbing and electrical installations. The HVAC system is installed and then the insulation gets installed throughout the home. The ceilings and walls are finished with drywall and the remainder of the fixtures are installed (lighting, bathtubs, toilets, wall trim, cabinets, etc.). The interior is painted and the flooring installed and then, the appliances are delivered and installed.

Once these seven steps are complete, the homeowner and their family can move into their new, custom-built home.
