ESTATE SALES 101: Everything You Need to Know

By: PRLog
PRLog - Oct. 1, 2014 - WEST BLOOMFIELD, Mich. -- I’m sure you’ve seen estate sale signs on what seems like every street corner during weekends throughout the warm weather months... What’s the deal with these things?!? Maybe you’re moving or have lost a loved one, and your friends and/or family have suggested having a sale.

So, how do they work???

Here’s the “skinny”...

An estate sale, also called a tag sale in some parts of the country, is a way of liquidating the belongings of an individual, family, or an estate.  They are a vehicle often used when in need of a quick way to sell items due to downsizing, moving, divorce, bankruptcy, or death.

How do I know if I need an estate sale?

If any of the following scenarios apply to your situation, an estate sale might be the appropriate solution.

• You’re moving but are not interested in taking all of your belongings with you.

• You’re looking to “start over” with all your furniture, housewares, accessories, art, jewelry, personal items, etc.

• A loved one has passed away and you’ve inherited their house and all of it’s contents. You don’t know what to do with all of the personal items, you’re not interested in keeping any of it and you’d prefer the monetary equivalent.

• You’re going through a divorce and have decided to sell everything in the house in order to divide the proceeds.

• You’re downsizing (for any number of reasons) and want to liquidate your items for a profit.

• You’re under financial duress and are in need of income.

How do I go about having a sale?

Organizing and conducting an estate sale requires a lot of effort. It can often take weeks to set up and execute, if doing it on your own. Most professionals can organize and complete the sale within a week. Unless you’re fairly confident you have the knowledge and wherewithal to pull it off, it’s best to work with a professional.

When hiring a professional, here’s some things to consider:

• Experience (years, body of work)

• Professional credentials (certified appraiser, antiques historian, etc.)

• Commission (the fee structure for services rendered - most companies charge around 30%-35% of the gross proceeds)

• Sale process (how the sale is set up, priced, managed, staffed, secured, etc.)

• Post sale procedure (how quickly can you expect to be paid, what to do with leftover items - donation, etc.)

• Reputation (how is the company viewed by it’s customers and past clients, testimonials/references, etc.)

• Service (it’s important that you trust and feel at ease with the company you decide to hire, a personable service oriented professional not only makes you feel comfortable but also relates and has rapport with the customers who will be attending the sale)
